A Girl Can Dream

Now that this real estate deal is 99% buttoned up (everyone signed the deal, bank just needs to clear the loan before the deadline)…I’ve been finding myself obsessively fantasizing about and pinning little remodels and updates that we can potentially do to the home.  I’ll premise this post by saying that I don’t think anything in the home is currently hideous, or in need of repair, which is thrilling…but my taste is a little different and my ‘Jones’ blood is boiling for some power tools and for a crack at DIYing built ins, hanging up crown molding, installing skylights (hire out for that), and a million other things! [For those unaware, my Dad built his own house, and my brothers are all contractors...and I've been obsessively watching HGTV since it's inception about 15 years ago - so yeah, 'Jones' blood - this is very much a reality!]

Off the bat, there are a few things that we discussed with the inspector about potential upgrades.  We don’t have beach front property, but we do have ocean views, and he excitedly explained to us that a wrap around porch on the second level would not only add square footage, but it would really maximize enjoyment of views (also property value).  So, we’ll be saving our pennies for that upgrade!  We also want to install french doors to the deck, and new skylights in both upstairs bedrooms.  We also want to bump out the fake ceiling in the upstairs bedrooms and expose the true A-frame architecture, and at least visually open up the space.  It would also be wise to switch out the old oil-heat unit with a gas operating component, which would eliminate about 12 square feet of unnecessary tanks and filters in the basement, and give us a chance to knock out the also unnecessary chimney on one of the second floor bedrooms.  After that, we can work on finishing the basement!

And because pictures explain so much better than words, here are some examples of what I specifically want to see transform.

Dining Space (current)

For this space, I am envisioning a window seat bench, flanked by bookshelves or cabinets on either side (for broom/vacuum and additional storage).  Also, I really like this kitchen table and chairs.  This also would help disguise the awkward downward slant of the ceiling.

The Kitchen (current)

The pros of this kitchen: high quality cabinets, great layout maximizing space, beautiful large window, new appliances.

The cons of the kitchen: not a ton of storage, one side of the cabinets have crown molding, one side doesn’t, laminate countertops, not a lot of counterspace.

Overall, I am really excited about the kitchen not needing replacement cabinets, but those countertops need to go.  Since there is just a little bit of space above the cabinets, I really like the idea of building them up to the ceiling and adding crown molding.  I also love the idea of painting them white, and adding a nice stone countertop (there is so little counter space that it would not be very expensive), and adding a nice tile backsplash (I’m thinking a subtle aqua subway tile).  We also plan to build a kitchen island (repurposing the random spare cabinet currently residing in the mudroom/hallway-to-nowhere).

(I also think adding a barn board ceiling would add a  ton of ‘beachy’ character to the space)

Main Floor Living Space (current)

Pros of the living space: hardwood floors, nice size, skylight, large windows, built in A/C

Cons of the living space: the baseboard molding is sloppy, some of the molding is white, some is wood toned, all different shapes/styles; semi awkward layout.

My first item of decorating business would be to rip out all the inconsistent door framing and baseboard molding.  I am also going to paint every door in this house white.  Then, I am going to add board and batten EVERYWHERE!!!

Upstairs Bedrooms (current)

We have big plans for these bedrooms.  For starters, where you see windows, picture doors instead – leading out to a wonderful deck with stunning views!  Also, those awkward closets need to be updated with built-ins, or at least something more functional than accordion doors and cubby space.  I also want to lay a new floor on top of the original parquet flooring (I don’t love them, but keeping them intact is valuable so adding a new floor on top is the way to go.)  Also, bumping out the ceiling to the A-frame structure, adding skylights, and then barn board to finish off the ceiling.  New baseboard molding, possibly board and batten, and those paint colors are getting a facelift as well.

Lose It!

This past weekend I was able to spend time with my WHOLE family in Park City, Utah!

While I was there, I got some good bonding time with my one and only sister Olivia, who recently has been on quite the Health and Fitness kick.

She even ran in her very first half-marathon that weekend too! (she is on the left)

She looks great!!  She has had 4 kids, and in the past year has dropped a significant amount of weight and now weighs in at about the same as I do now (I am a few inches taller). So, I decided it was high time to pick her brain about how to keep the lbs off, since I don’t want to get left in the dust!!

Her secret to success is supportive friends (who work out with her), dedication, and an app called “Lose It!” which helps to track daily calories and sets a budget for you.

Brigham and I have been tracking our calories for a little less than one week now, in this nifty little app.  It is absolutely amazing!  It has every kind of food you can imagine, and if it doesn’t, just scan the bar code of what you are eating and it will save it to your library.  All you have to do is diligently track your budget, and try to stay within your budget, and you will know exactly where you stand day in and day out.

Oh, and you don’t have to have an iPhone.  It is available on the internet if you don’t have a smart phone, and it is also available on android.

One significant fact about weight loss is that 1 lb of body fat = 3,500 calories

My weight loss goal is 15 pounds, which is 52.500 calories that need to either digest out by eating fewer calories or get worked out through exercise.  For me, making it into a math equation takes all the guess-work out, and gives me so much more confidence and motivation for eating healthy and exercising routinely.  No more disappointing trips to the gym, wondering why it isn’t paying off!  This program tells you exactly how many calories each exercise (there are a gazillion in there) is worth, so you know exactly where you stand after hitting the gym.

 I used to be so mystified and lost about how to eat healthy.  Do I go for the low carb? The weight watchers points?  Low sodium? Vi? Adkins? South Beach? Multigrain?  sugar-free?  WTH???

I was even more mystified by all of the work-out programs out there with gimmicks galore.

I also don’t believe you should have to launch an investigation on how to eat healthy foods, there is something just so counterintuitive about that.

Now I don’t have to worry about any of that.  I can just keep track of one thing, calories, and still eat the things I like (just less of it), and try to exercise often.

I know we’re only a week invested in this app, but I do feel like I just found the Dave Ramsey of calorie budgets…and I love it!  (thanks sis!)

Top 10 Beauty Products in My Life

I don’t consider myself a high maintenance person by any means, however, over the years I have grown attached to a few products that make it difficult for me to leave the house without.  I thought this might be an interesting list to share with my friends and readers.  Here are the top 10 products in my life, and why I keep them around!

  1. Murad Acne Skin Care Line. Back in 2009, I got sucked in by their infomercial and never once looked back.  I had tried everything from proactive to neutrogena, to clinique, and nothing ever really grew on me.  However, once I tried this line, I was hooked.  My skin has never been treated better.  Earlier this year, my supply ran out and I tried other moisturizers only to be completely disappointed.  Murad is expensive but the best!  It is so soft and light, and effective – you can’t even feel it on your skin.  This is one item I will make room in my budget for forever.
  2. Burts Bees Tinted Lip Balm.  If you haven’t tried it yet, tinted lip balm is the best!  For those, who like me, don’t need or want  a ton of color on their lips this is the next best thing.  I ditched lipstick as a teenager because I don’t need any added attention to my already full lips, as it starts to look disproportionate (trust me on that one).  Tinted lip balm adds just a hint of color and moisturizes your lips so they never dry out. (I also use Bath and Body Works ’Lemon & Ginger Tinted Lip Balm’ and love it).
  3. Sonia Kashuk Foundation Brush.  This brush has been a life saver!  Never again spend $35 at the Department Store for a make up brush.  For about 2 years I was using a Bare Essentuals (natural) brush that felt really scratchy, and I was ready for a change, but not ready to splurge on it.  I decided to give Target brand a chance and have been beyond impressed with the quality.  No more ouchies applying make up – this brush not only provides great coverage, but is only $8 AND silky soft.
  4. Murad T-Zone Pore Refining Gel.  Since I am already a devoted Murad fan, I decided to branch out to their other skincare lines and try a new treatment.  I will warn you, this little bottle is about $40, but it really does get rid of redness and makes your pores feel and appear smaller.  I give it 4 and a 1/2 stars out of 5 (only because I wish it cost less), and would recommend it to anyone looking to get smoother skin.
  5. Carmex.  Oh trusty carmex!  How many times would I have died without you over a long winter!?
  6. Metha Lip Shine Mint (Bath and Body Works).  What is better than a lip gloss that tastes like mint AND never gives you that annoying white ring on the inside of your lips after a full day of wearing gloss.  I absolutely love this stuff!
  7. Victoria’s Secret Angel Fragrance Mist.  I’m not gonna lie, I have splurged from time to time on expensive fragrances that I no longer enjoy the scent of.  I picked up this little bottle on a whim for about $5 and have never regretted it!  Not only does it smell like heaven, it also lasts a surprisingly long time and is very wearable.  I even think it lasts as long as my DKNY or Ralph Lauren, not for 2 seconds like other fragrance sprays.
  8. Bare Minerals Foundation.  I’m in love with this stuff, but I’ve already covered that here.
  9. Tide To-Go Pen.  I am so glad I discovered this thing!  It is literally like a magic eraser for stains.  I bought it (in emergency mode) after I spilled some soda on my favorite dry-clean only shirt – desperate.  After one scribble with this pen, the stain was gone.  I cannot even tell you how handy it has been since then.  I have yet to see a stain it cannot pull out in 2 seconds.  I give this pen 5 stars!
  10. TRESemme Split Remedy Line.  If you are a hair person and buy expensive shampoo, this recommendation is not for you because I am sure that your shampoo is great.  However, if you are a cheap drugstore shampoo buyer, like me, listen up.  A few months ago I had a sever case of split ends (I’m growing my hair out and had not had a trim in 1 year) and so I decided to give this product a go.  True to their promises, and much to my surprise, I really did see an 80% improvement in about 3 weeks.  I literally could not believe it.  Because it worked for me, I give it my stamp of approval and recommend it to anyone with a split end problem!

There you go!  That is my bathroom shelf in a nutshell.  Hope this helps you on your quest to never waste money on false advertising!

Obsessed: boom-she-clack-clack

Is there a bigger word than love for music that makes you smile and feel great?  To say  “I love this artist.  No, I mean, I really really love that artist” to someone else (aka blogosphere) just sounds like “great, i guess that artist really does it for you.”   See, it just doesn’t really do it justice to call it love.

First of all, can I just be included in this group picture already?

Second of all, this girl beat me to it.  Um, 3 years ago [when she signed with Jack Johnson's label].  Which I knew, and wrote about here, because I bought two of her albums (her debut and the brushfire christmas album she was on) immediately upon my youtube discovery. 

Unfortunately, we lost touch when I left my book of beloved CD’s in the moving truck that we road-tripped in out from Cali to Boston in 2010.  And then, I was too cheap to replace them.  However, I recently discovered Spotify, so…yeah.  I’m back on the Zee wagon.

Since ‘love’ is a wide-net that doesn’t fully paint my picture, allow me to elaborate with more words.  Two days ago, I discovered her music for the second time, and this ‘Ghostbird’ album for the first.  And I have not turned it off yet!  I say discovered, but what is more accurate is that it discovered me, took me for a ride for a few hours, and made me feel right at home in my own skin and bones.  I am a big music lover to begin with, but the added bonus of listening to someone beautifully take the words right out of your mouth and make it sound even better is just so enjoyable.  Listening to this album is like basking in a 3 hour marathon conversation with my dearest friends.  Zee writes upbeat, light, and airy strums with a hint of whimsy, some jazz funk, and the most beautiful Billie Holiday-esque velvety voice.  But the honest, raw factor of her lyrics really beat out all of that.

Personally, I have been waging my own war for years, in my own (sometimes not so) successful way, to win the world over on the virtue of complete honesty and genuine love for the entire truth of things.  I have admittedly not won every battle.  Yet, it is a well-known fact that most truth in the world is unpleasant – so why not deal with it more candidly and honestly?  Even though we love the fairy tale, we forget that there are pages of struggle and angst in every story before the happy ending comes.

Zee isn’t afraid to take pieces of that struggle and angst and throw them into her happy tunes.  In “First Of The Gang” you hear the first few measures and think “oh this is going to be a great romantic song” – and then you hear the chorus…and you cannot believe what you are hearing her say, and you realize that this girl has risen above some intense situations.  And then you are still singing it with her, totally upbeat and with a smile on your face.  And here she is, (a) touring with Jack Johnson and Co. and (2) not shying away, totally owning every story of her life, shining like a brilliant star that she is.

Like an even cooler Taylor Swift. (did I just say that out loud)

House Lust

Things tend to hit me in waves.  I will feel nothing whatsoever of an inclination toward something, and then BAM, something clicks and all of the sudden it’s the only thing I can think about.  For example, this blog.  When Emily (Bayba) and I started this blog 3 months ago, she wanted a place to just hold her accountable for doing art.  I, on the other hand, got a little crazy obsessed and for a solid month I could not get sound sleep because I had so many ideas (which is why we have about 12 categories).  Fortunately, the blog was born and is now past its infancy stage, so I’m not really obsessed with it anymore.  Which has opened a vacancy in the “obsessed” portion of my heart to be filled with something else.

Enter House Lust.

For the past two years, I have lived in my Boston neighborhood with no particular fondness for my neighborhood, and particularly no fondness for the crooked, crowded homes here.

However.

Exactly 3 weekends ago, the hubs and I went on a weekend getaway/help-a-fellow-musician-record-something in Connecticut.  We took a 2.5 hour drive (each way) and had a great long chat about our future.  For those of you who don’t know our situation, my husband Brigham, is a professional Violist.  He just graduated with a Masters Degree.  Translation, for the past two years, we have been giving our arms and legs to the Boston Conservatory to pay for tuition.  And, let’s be real here.  He’s a musician, as in, the profession that is notoriously broke. (Fortunately, he took some wise advise to get a teaching credential, and loves the idea of teaching.)  So, on this drive, we put our problem solving hats on to discuss how to get our financial arms and legs back in order (without both of us having to work for the next 10 years).

For kicks, I downloaded the Zillow app on my iphone to see how much housing really cost in our neighborhood.  I was blown away because it just so happens that our neighborhood is “up and coming” (otherwise known as urban) and that you can buy an entire house (see picture above) for what it would cost for a 2 bedroom condo 10 minutes across the Boston Harbor downtown.  And the wheels started turning.  What struck me even more was that a mortgage for one of these babies is just about what we are currently paying now for our tiny one bedroom loft on the third floor.

Lets do the math, shall we?

$1000/month = our current rent.

OR

$1,000 month (30 year mortgage) for 3 separate rentable units in a home we get to build equity on.  AND, Two of the Three units rent for $1,000 (low end) each.

That’s (at least) $2,000/month that is not coming out of our pockets to live exactly as we live now, with just a little more responsibility.

Great idea, right?  So what’s the catch?  We have to have 20% down, and we both have to have jobs to qualify for a mortgage (at least according to one mortgage lender).  Needless to say, I’ve heavy handedly been facilitating the job-search for Brigham ever since!!  (And there are a few really good opporunities popping up, fingers crossed, prayers on our behalf welcome!)

When Brigham gets a job, it’s game over.  Every penny will go to saving for that down payment!!

Helping Brigham look for a job in this area and continuing to stalk Zillow.com for listings are just one small portion of the house lust, though.  The obsession really runs MUCH deeper.  These homes are in most cases 100 years old and in need of some TLC.  Translation: RENOVATIONS!

I realize that most people are turned off at the thought of that much work, but it turns me on.  I am literally DYING to get my hands on some power tools and blueprints and permits and deals from craigslist.  And, sadly, I do daily, religiously, check DIY blogs for tutorials and craigslist for cabinets I could refinish and reuse for built-ins, etc.  Premature, much?  A girl can dream.  You know, doing something like this with the kitchen:

For so many reasons, I want this so bad I can just taste it!  It’s all I can think about!
